custom design for real estate web sites
what's included in design fees:
- designing and installing graphics to fit a Point2Agent Stealth template site or Advanced Access site. For Point2Agent sites, normally I do a full custom header template as well as a standard-sized header graphic to fit the Stealth template that displays on pages that do not display custom template headers. For an Advanced Access site, creating a fully custom home page plus a header for inside pages. Both Point2Agent and Advanced Access home page designs usually include a Flash animation. Our team includes a programmer who installs Advanced Access custom designs.
- setting template graphic, button and text colors to match a Point2Agent design's color scheme. If desired, creating a custom dropdown menu (when pages are added, they must be added to the menu by someone with HTML, CSS and JavaScript skills).
- creating a custom "sitemap" footer for Point2Agent pages. Typically contains page links with keywords, agent contact info, agent logo and portrait (if desired), and my copy/credit line.
- designing several graphics to go in the body of the home page, to call attention to lead-generating devices such as offers of free home evaluations, custom home searches with email alerts of new listings, etc. as well as a "Featured Listings" graphic.
- applying professional typographic formatting to text on the home page for consistent style, size, fonts and colors. Stripping out excessive html tags. Reformatting text on a limited number of inside pages.
- use of logos: Corporate franchise logos and incidental logos such as e-Pro and the R logo may be used. I have .eps vector art for most of the major franchise logos but may need your assistance acquiring your logo if it's not among those I have on hand. In general, I recommend using as few logos as possible since they can clutter up page layouts.
- "splash" home page if desired
- text styling for up to a dozen pages in a Point2Agent site.
- flash animation of photos on splash or welcome page.
what's not included:
- creation of new pages, inserting content: Creation of new pages and/or inserting content into pages is not included. (Think of it this way: you create the pages; I make them pretty.)
- logo design
- stock photography usage fees: I use low-budget stock photos from iStockphoto.com and BigStockPhoto.com at no extra charge. If you require the use of photos from more expensive sources, you will need to provide the photos or reimburse me for the cost of obtaining them.
- excessive photo retouching: I can use photos that you provide, assuming that the quality is sufficient not to detract from the professional appearance of your site. If a great deal of Photoshop work is needed to make them usable, I may need to charge extra. When you provide photos, please send your original digital image, before cropping. When emailing photos to me, attach only one image to each email.
- use of your design files for print: Web graphics files are not suitable for print use because their resolution is too low. I focus on Web design but will be happy to provide assistance to your print designer as needed to create complimentary print pieces.
- conversion of logos to .eps vector art (illustrator or freehand) format: If you require use of a logo that is not available in .eps or .ai format (the professional standard for logo design) and the logo needs to be resized, additional costs may be incurred.
